UPDATES ABOUT THE COMMUNITY:

The Front Pond has a new fountain, well and pump. There are a few electrical fixes that still need completed. Also, the cattails will be treated and will be removed once they die.

Some of you have questions regarding the pond at the rear of the property. This pond is referred to as a “retention basin”. A retention basin is designed to hold a specific amount of water indefinitely. The solar aerator was installed to help reduce the stagnant water and algae. It is also treated monthly, therefore, please do not swim, fish or let your pets in the water.

There have been issues with water bill payments for the last couple months. Owners are responsible for being aware of their water bill balances. Please check your account. If a unit is being rented, we suggest that the unit owners pay the water bill directly and then charge the amount back to their renter. In addition, the owners are responsible for any violations letter.

We continually conduct an audit of Rental Properties in the VPP. There is a rental amendment which restricts rentals to no more than 50% of all residential units within the association. Homeowner must confirm eligibility with property management in writing before executing any lease agreement. Homeowner shall provide a copy of each signed rental agreement to the property management company for the Association, and each renewal thereof, no later than the commencement of the lease. Homeowner must also provide the management company with their offsite address and telephone number in writing, as well as the contact information for the tenant(s), including home (or cell) and business phone numbers and business address per Ohio law. Non-compliance will result in the assessment of a $250 violation fine to the Homeowner. If the owner has a management company regarding the rental, the contact information for the management company must be provided to the board, including the telephone number and mailing address.
